Amritsar seems all set to witness the culture of multiplexes, villas, luxury apartments, service apartments and penthouses.

Experts believe that besides the government’s decision to set up SEZ here, real estate rush in Amritsar has also been triggered by leading developers from Delhi and local counterparts.

Delhi-based Advance India projects Ltd (AIPL) is bringing the concept of service apartment and penthouses to Amritsar in its upcoming townships. The total township would be spread over 115 acre and boasts of villas and condominiums, besides service apartments.

The highlights of AIPL township includes 50 acres of landscaped greens, theme parks, neighbourhood lawns and forest areas, golf greens, tennis court, mall cum multiplex, health care centre, school, etc.

Also Noida-based Nitishree Group is launching an exclusive Shourya NRI City on Jalandhar Amritsar Highway, targeting NRI’s. The city will comprise of 2&3 bedroom independent bungalows, plots and split level hi-tech wifi villas. The project is targeted at Non-Resident Indians, and is likely to be completed in two years of commencement.

Spokesperson, Sanchita Biswas said, “Keeping in mind the demand for international-style townships, Shourya Towers is coming up with Shourya NRI City, spread over 150 acres, and work on this township is likely to start in April on Grand Trunk Road NH I, comprising both residential and commercial complexes, just 8 km from the Golden Temple.

Sources in the industry also revealed that Clarion is bringing privileged living in the form of English country living with sprawling luxurious bungalows and buildings.

To add further fuel, even prominent local builders have joined the bandwagon, by forming joint ventures with Delhi Companies for developing integrated township.

One such group is Sharma and Gangaher Builders and Colonisers Private limited, which has tied up with Delhi Based Tewari Global Infrastructure Limited to develop Amritsar Global City. The City which is coming up in about 200 acres on NH1, promises to bring international style township living with breathtaking architecture, greenery water bodies, integrated health club, jogging track, nature parks, shopping malls etc.

Sharma and Gangaher is presently engaged in the development of SG Enclave and SG Enclave 1 townships over 25 acres and 69 acres respectively. These townships with wide roads, underground sewerage and sewage treatment plant and modern security having shopping complex and club house.

Another local Developer, The Heritage group is developing three residential projects over 175 acres. These include Heritage City, a 55 acre group housing and row housing project. Second Project is Heritage Enclave which is coming up over 30 acres on airport road. The third project would be integrated township spread over 70 acres.

The Third local group Impact Projects Private Limited is coming up with Impact gardens over 50 acres on Amritsar-Wagah Bye pass. This residential complex will be complete with central landscaped gardens, amphitheatre, community recreational centre, school, shopping complex, uninterrupted power for essential services.

Apart from this, Punjab Urban Development Authority( PUDA) is developing a massive 650 acres Urban estate on GT road. Housefed on the other hand is building multi storied super deluxe flats at New Amritsar Development Scheme on GT Road. Also, Amritsar Improvement Trust has acquired 2375 acres of land for development purposes.

Moreover as the metros have saturated with mall developments, smaller virgin town like Amritsar are the new attractions for multiplex developers. Amritsar will have its first shopping mall in a year’s time. About half a dozen malls are being planned by Delhi builders like AIPL, Omaxe, Today Home and Infrastructure, MBD group, Dynamic and Continental etc, have their plans to set up multiplexes.
